Foundation cost calculator

Get the order of magnitude before the design is final.

The calculator gives a range based on typical work. A firm price only comes from the design, the ground and site access — send an enquiry for that.

How it works

Three choices, one honest range.

  1. Type of work and areaSlab or strip foundation, groundworks or concrete work, and the building footprint in square metres.
  2. Ground conditionsDry sand, mixed soil, or clay with a high water table — this moves the price more than anything else.
  3. Additional workInsulation, drainage, radon barrier, underfloor-heating preparation and plinth finishing.

The result is always a range including VAT and excluding ground surveys, design and permits. The final price is fixed in a written quotation based on the design and the site.

What actually moves the price

Four things decide what a foundation costs.

Ground and water table

Clay or a high water table increases excavation, soil replacement and drainage. This is the single biggest difference between two otherwise similar sites.

The design itself

Slab thickness, reinforcement quantity, insulation class and the number of penetrations come from the structural design. The designer sets these, not the builder.

Access and logistics

Can a concrete truck and pump reach the site? How far must soil be hauled? Narrow or soft access makes the same scope more expensive.

Season and curing

Winter concreting needs heating, covers and longer curing. The same foundation costs more in January than in June.
